You would have heard about our amazing turquoise waters and powder white sandy beaches, but the Turks and Caicos Islands have more to offer. There is a wide variety of our local culinary dishes that will tantalize your taste buds and leave you wanting more.  The Islands have been influenced by outside cultures and you are able to find dishes that you are familiar with. Among the many tips that can be shared when purchasing real estate in the Turks and Caicos Islands, below are two important tips for the Home Buyer. The first thing is to “Get a home inspection” : Whenever you are purchasing an existing home, especially if it is not a recent built, you have a right to add a home inspection as one of the conditions to your offer. It would be at the Purchaser's cost to have the inspection completed. Do not let the main focus be the cost, think about the end result. You do not want any structural surprises after the home is purchased. There are different kinds of home inspections, structural, roof, plumbing, termite, etc. Once you have viewed the home most likely you would have a good idea of the type of inspection that you need to have completed. Making a back up offer - A great idea to secure real estate

Within a sellers’ market, there is a chance that you may find a desirable property that is already under offer. If the deal falls through for any reason you would be next in line to get that property, if you put in a backup offer. Although it may seem like a long shot, you must remember deals fall through for many reasons, and you would have a chance to lock the property in and stop it from going back on the market. If at any point the Seller feels that the current buyer does not have the funds to purchase the property then they would know the backup is there. It is a good idea for your Agent to also check in frequently with the Seller’s Agent to check on the progress of the current offer, as well as to show how serious you are as a buyer.
