Approved projects for 2010 in TCI

Many things have been happening in the Turks and Caicos Islands during this last year. As investors and even potential purchasers I know you are concerned about TCI’s developments and its future. Therefore, I am compelled to informyou that the TCI Planning board has held its meeting for the end of the year and to date have considered a total of thirty nine (39) applications with a cost of $16,316,125 for development. This includes approval of four (4) on Ambergris Cay, five (5) in Grand Turk, One (1) for Middle Caicos and Twenty nine (29) on Providenciales. There were twenty eight applications that are conditional, six that have been refused, and five that were deferred to the new year. I hope that this will bring some light on what is happening in the islands in terms of future projects.

Commercial Deal in Grace Bay

Every one is always looking for a great deal. Who can blame them? Getting good value for money at a steal of a deal in this market is something I would option for as well. Here is my suggestion of an excellent deal. 0.71 acres of vacant land which is zoned Tourism Related, and most importantly located in the Grace Bay area of Providenciales. Only priced at $250,000. This is a prime location, as it is in walking distance to the pristine Grace Bay beach in which everyone desire to be, one lot away from a the Grace Bay town home development, walking distance to Ports of Call shopping center, Regent Village Shopping Center, Salt Mills business and shopping center, IGA supermarket food store, Scotia Bank ATM's and banking center, and also a stretch of condo developments and superb restaurants along the Grace Bay beach. This lot is ideal for a small development or some commercial venture and even as a investment property as there are not many available properties in the Grace Bay area. E...

Cooper Jack Home $199,000

Believe it or not, there is a guest home located in the Cooper Jack area, of Providenciales only listed at $199,000. That is less than the value of the land. Hilltop property, with Ocean Views, walking distance to the Cooper Jack mariner, located in a desirable area and a full one acre of land. And yet there is space on this property to build another dwelling home with views. I KNOW that this is a good deal. delancy@nationalcolonyrealty.com

Unfinished condo developments in TCI

It is not a good thing when you hear that a project like a condo development goes bad and is unable to complete its promises to a country and most importantly some one who has invested in the project by purchasing a unit or two. Sad enough, there are a few projects in the TCI that have not been completed and is looking for a partner or buyer who can bring the project back to life. If you are a developer and is looking for unfinsished projects to undertake let me help by putting you in touch with the right people and help you negotiate a sale. Long Bay Roads finally to be paved

After many years of talk about having the Long Bay Highway paved, it will finally be done. The Long Bay Association has worked hard to get the work moving along. Come the 15th of January 2010 work will commence. It is expected to take a few weeks to complete. This is wonderful news for current owners of the Long Bay subdivision and for potential investors. Take a look at the Long Bay association website, i.e http://www.longbayhills.com/ for further details. Do not just take my word for it, see if for yourself.

Little Water Cay

Image
Ever heard about Little Water Cay? This is one of the cays of the Turks and Caicos Islands located just east of Providenciales. It is uninhabited and is known for its indigenous population of Turks and Caicos Rock Iguanas. These docile creatures live safely on Little Water Cay enjoying the shelter of ponds , marshland and many kind of trees. The National Trust manages the islands and therefore have guided tours for those who would want to visit the Cay and see the Iguanas. You can always check out Trip Advisor for reviews on Little Water Cay and the Iguanas, but better yet make a trip out of it and come and visit the islands. (Photo courtesy of Wikipedia encyclopedia)

The Little Caribbean Mermaid

Turks and Caicos Friends of the Arts presents " The Little Caribbean Mermaid and the enchanted ring" at Brayton Hall on December 3,4,5 and 10,11 & 12. This will be an evening of laughter and fun filled entertainment. Every year the Friends of the Arts put on a show for the island and donate the funds to various charity groups. Take a look at their website http://www.tcfaf.com/ . My sister was blessed to have a sneak peak of the show on Tuesday night and she just could not stop laughing. Funny enough she knows how to "carry a good laugh".

Distressed properties

I call distress properties, properties that need a lot of TLC (Tender loving and care) or 'fixer upers'. I believe that there are properties on the market that can take a new owner who does not have abundance, and is able to pay a reasonable price for a property and just want to take his or her time and fix it up.  I also find that construction workers love distress properties, they are easy to acquire then flip over for a good price once fixed. Let me help you find your distress property.
