Real Estate Myths

  • List higher than the market. – Listing higher than the market will cause your property to remain on the market longer. I am sure that your goal is not to have your property sit but to get it sold.
  • Start with a low offer when buying – This is not always the best approach. See what the market is saying, and make an offer based on it. Also depending on the demand for a particular property my advice is to always put your best offer forward. You don’t want to lose out, your low offer may just be an insult to the seller.
  • Buyers save money by not using an agent – Not necessarily. First of all in the Turks and Caicos we do not have a buyers Agency, hence, there is no cost to the buyer to use an agent, all agent costs are on the seller. Also, your agent is there to negotiate on your behalf, and can point out possible defects that you should consider that may cost you money once the deal is closed that you would not have otherwise taken notice of.
  • All agents are the same – we all are human and have different personalities and goals. Don’t group all agents in the same book. Do not let your distasteful encounter with one agent form your decision for all. You do have agents like myself who really have their buyers and sellers at heart.
